Kitchen/dining room. Attractive exposed granite walls, beams, terracotta tiled floor, glazed stable door opening onto a shared courtyard giving access to Fore Street down a former 'boat alley'. Good range of storage cupboards, well equipped with a 4-ring gas hob, electric oven, microwave, fridge/freezer and washing machine. Dining table with 6 comfortable chairs. Utility area with storage for beach equipment and hanging space for outdoor clothes. Shared yard with storage space for surfboards, drying area for wetsuits and laundry, outside 'beach shower' with hot & cold water.

Bedroom 1. Large room with sash window looking onto Rose Lane and a decorative period fireplace. Twin 3' pine framed beds with good quality mattresses, large pine wardrobe with drawers, bedside cupboard and an occasional chair.
Bedroom 2. Good sized room with views over the rooftops towards Smeaton's Pier and sea glimpses of St.Ives Bay. Attractive iron framed double bed with good quality mattress, large wardrobe, chest of drawers, chair and decorative period fireplace.
Bedroom 3. Large attic room with views over the rooftops to St.Nicholas' Chapel on The Island at the front, and excellent seaviews of The Harbour, Bay and Towans from the rear. Period iron framed double bed with good quality mattress, fitted clothes hanging rail, chest of drawers, occasional chair and TV.
The traditional character of the cottage has been retained during modernisation, with steep stairs which are not suitable for young children or those with limited mobility.
There is gas fired central heating with radiators throughout.
